I’m an active real estate wholesale investor looking for an experienced VA to handle cold calling, seller outreach, lead qualification, and CRM updates. This role is for someone who has already worked with real estate wholesalers and understands the process of talking to sellers, gathering information, and identifying real potential leads.
This is not an administrative VA position — it’s a sales-focused position that involves being on the phone, asking the right questions, and maintaining a clean CRM pipeline.
WHAT YOU’LL BE DOING
Outbound calls to homeowners using a dialer system
Following a script and maintaining a natural, conversational tone
Asking qualifying questions to determine interest and motivation
Gathering property details and notes for review
Entering and updating all lead information in my CRM
Scheduling follow-ups + setting appointments as needed
Tracking activity and results (KPIs will be explained)
Communicating updates and lead status clearly
WHO I’M LOOKING FOR
To be a good fit, you should have:
Comfortable making outbound calls for several hours per day using a dialer system

The Acquisitions Managers will be searching and contacting distressed homeowners and closing deals, explaining what you are calling for and the process to the distressed homeowners from training material that will be provided to save their credit and walk away with cash in hand. You will be communicating with other team members like the Dispositions Managers to transfer over at least 5 or more closed deals so they can sell the contracts to the end buyers.
The Dispositions Managers will be contacting the end buyers and with the training material provided and give them an experience that the firm has developed. His voice is not clear during the training since he is moving around. We had a few hours of training last week, Dec 26, 2025, and after the training I even asked for practice work right away for me to practice and test my knowledge which I submitted as soon as done but I did not hear any feedback until Monday late morning, December 29, 2025 and work (training) time starts at 12:30 PM EST. Training lasted for almost 2 hours. Check the software use and the tasks for review since I was not able to get my hands on it, and he kept on chatting and calling me to say that my screen was not showing movement on his end and that he could see every click I made, when in fact there were Upwork screenshots that showed everything I did and my screen and treaten me to end the contract. Who knows, on his end there was a system error. He wants me to finish 5 journal transactions after the training before 5:00PM EST. I can assure you I can finish 2 journal transactions but not 5; that only means I won't have a chance to navigate the system on my end, check the tasks to have an overview and analyze what I'm going to do. Are you kidding me? What am I, an AI? Do the math: 12:30PM EST to 5:00PM EST is 4:30 hrs; less the training/meeting time, I have only 2 hrs left and still manage to submit 1 transaction and am waiting for his feedback. Cameron should have a professional attitude during working hours and in his approach. If you want to work where you are not treated with respect and valued equally, then work with him.

First off, he managed to miss his very first day of work. I mean, seriously? How irresponsible can someone be? If he couldn't even bother to show up on time, how could we expect him to contribute anything meaningful to our projects? It's obvious that punctuality is not a concept he grasps.
Oh, but it gets better. During his so-called "training" sessions, Christopher had the audacity to show up drunk! Yes, you read that right. He had the nerve to stumble in reeking of alcohol, slurring his words like a complete mess. I don't know if he thought this was some sort of frat party, but it's clear he has zero respect for professionalism or the importance of his role.
And if that wasn't enough to convince you of his utter incompetence, here's the kicker: Christopher racially insulted us. Can you believe it? In this day and age, he thought it was acceptable to spew offensive and hurtful remarks, displaying his complete lack of empathy and understanding for the diverse team he was supposed to be working with.
To sum it up, Christopher is a walking catastrophe. He's a liability, a waste of time, and a downright offensive individual. Save yourself the headache and avoid him at all costs. Our experience with him was a nightmare that we wouldn't wish upon our worst enemies. Freelancers like Christopher give the entire industry a bad name, and he should be blacklisted for his unprofessionalism, irresponsibility, and bigotry.

Oh, but it gets better. During his so-called "training" sessions, Christopher had the audacity to show up drunk! Yes, you read that right. He had the nerve to stumble in reeking of alcohol, slurring his words like a complete mess. I don't know if he thought this was some sort of frat party, but it's clear he has zero respect for professionalism or the importance of his role.
And if that wasn't enough to convince you of his utter incompetence, here's the kicker: Christopher racially insulted us. Can you believe it? In this day and age, he thought it was acceptable to spew offensive and hurtful remarks, displaying his complete lack of empathy and understanding for the diverse team he was supposed to be working with.
To sum it up, Christopher is a walking catastrophe. He's a liability, a waste of time, and a downright offensive individual. Save yourself the headache and avoid him at all costs. Our experience with him was a nightmare that we wouldn't wish upon our worst enemies. Freelancers like Christopher give the entire industry a bad name, and he should be blacklisted for his unprofessionalism, irresponsibility, and bigotry.

Oh, but it gets better. During his so-called "training" sessions, Christopher had the audacity to show up drunk! Yes, you read that right. He had the nerve to stumble in reeking of alcohol, slurring his words like a complete mess. I don't know if he thought this was some sort of frat party, but it's clear he has zero respect for professionalism or the importance of his role.
And if that wasn't enough to convince you of his utter incompetence, here's the kicker: Christopher racially insulted us. Can you believe it? In this day and age, he thought it was acceptable to spew offensive and hurtful remarks, displaying his complete lack of empathy and understanding for the diverse team he was supposed to be working with.
To sum it up, Christopher is a walking catastrophe. He's a liability, a waste of time, and a downright offensive individual. Save yourself the headache and avoid him at all costs. Our experience with him was a nightmare that we wouldn't wish upon our worst enemies. We are looking to add 1–2 experienced, highly motivated Real Estate Sales Representatives to our growing real estate investment company.
This role is ideal for a seasoned rep who understands speed to lead, can confidently handle inbound PPC calls, and is comfortable following deals through contract and disposition.
Responsibilities
* Answer inbound PPC calls from motivated sellers
* Qualify sellers and build rapport quickly
* Follow up with leads and manage contracts through closing
* Market contracted deals to buyers
* Ensure monthly direct mail campaigns are sent for pre-foreclosure leads within our system
* Maintain accurate notes and updates in the CRM
Requirements
* Proven experience in real estate acquisitions and or dispositions
* Strong phone skills and confidence handling live seller calls

It's like he had his own twisted agenda to sabotage our operations.
First off, he managed to miss his very first day of work. I mean, seriously? How irresponsible can someone be? If he couldn't even bother to show up on time, how could we expect him to contribute anything meaningful to our projects? It's obvious that punctuality is not a concept he grasps.
Oh, but it gets better. During his so-called "training" sessions, Christopher had the audacity to show up drunk! Yes, you read that right. He had the nerve to stumble in reeking of alcohol, slurring his words like a complete mess. I don't know if he thought this was some sort of frat party, but it's clear he has zero respect for professionalism or the importance of his role.
And if that wasn't enough to convince you of his utter incompetence, here's the kicker: Christopher racially insulted us. Can you believe it? In this day and age, he thought it was acceptable to spew offensive and hurtful remarks, displaying his complete lack of empathy and understanding for the diverse team he was supposed to be working with.
To sum it up, Christopher is a walking catastrophe. He's a liability, a waste of time, and a downright offensive individual. Save yourself the headache and avoid him at all costs. Our experience with him was a nightmare that we wouldn't wish upon our worst enemies. Freelancers like Christopher give the entire industry a bad name, and he should be blacklisted for his unprofessionalism, irresponsibility, and bigotry.
