The building and site plan are already designed. I have a current topographic survey, the surveyor’s DWG/CAD file, site plan, and complete architectural plans available for review. I’m specifically looking for someone comfortable working directly from this information to evaluate elevations, grading, and foundation options. The primary issue is establishing appropriate building and foundation elevations. The rear of the homes needs to remain reasonably close to existing grade. A couple of steps down to the rear patio is acceptable, but we do not want the rear significantly elevated. Our current concept uses a raised crawlspace/block foundation to accomplish this. However, carrying that elevation toward the front appears to create approximately a 9' elevation difference at the front entrance, resulting in an impractical stair/entry condition that encroaches significantly on the driveway. The garages do not need to be at the same elevation as the main living floors. They would remain lower, with interior stairs up into the homes. We are also open to stepped foundation elevations, adjustments to finished-floor elevations, grading changes, retaining conditions, or another practical solution. The goal is to preserve the existing architectural design and layout as much as reasonably possible while adapting the foundation and elevations intelligently to the site. The priority is a straightforward, buildable, code-compliant solution that minimizes unnecessary excavation, concrete/block work, retaining walls, exterior stairs, and overall construction cost. Initially, I need a feasibility/design review and a recommended approach based on the actual site topography and building plans. If additional engineering drawings or calculations are needed afterward, we can discuss those as a second phase. We’re looking for an experienced Pinterest Marketing Manager to take ownership of an established Pinterest account for an education-focused e-commerce business.
This is a strategy + execution role. You’ll be responsible for growing Pinterest as a marketing channel and driving qualified traffic to our products and website. The role will start at 8–10 hours/week, with the potential for increased hours and long-term work. We are looking for a long term full time Solidworks and AutoCAD Junior product design engineer with sales responsibility with incentive pay. Suitable candidates should have below capabilities and experience: 1, at least 2 years of proven full-time working experience with Solidworks and AutoCAD in product design as well as system schemetic drawings, and your proficiency with this software will be assessed by our current design engineers. 2, Attention to details, and organized. mistakes, and oversights will negatively impact your performance. 3, Strong work ethics, high integrity standard, proactive, strong and effective communication skills, customer oriented mindset. 4, high problem solving and critical thinking capabilities. These qualities can provide ideas and suggestions which will constantly improve the efficiency of our business operations. 5, Strong interest in sales, market research, competitor research to come with better designs, and product. 6, You must speak fluently English and are located in south east Asia to better align with our time zone due to the sales responsibilities you need to answer phone calls and processing sales orders etc. Your Pay consists of below (Both Part 1 and Part 2 are paid Monthly through Upwork): Part 1: Provided you work a minimum hours work week: Base Pay of AUD800, approx. USD545. This is Net amount received in your account after Upwork fee. so on Upwork you are paid USD595 to cover the fee and Part 2: Bonus Pay: 1% of Monthly net sales, excluding tax and shipping, only if KPIs are met. Please see below KPI section for KPI details. Working Hours: Starting from 10:30 to 11:00AM Sydney time. Minimum working hours required. The more time and efforts you put in the better chance that your work quality is better, and customers are happier, and you can cover more accounts, which all leads to higher chance of winning a bigger bonus paid monthly. Hence this job is suitable for those who are energetic and driven. Part 2: Your Incentive Pay: 1% of monthly sales if KPI targets are reached when working as product and accounts manager. You will A: manage product categories and work on new product development, release, SEO of product page content, blog posts, articles, related to the products, social marketing posts, and B: also manage the customer base relevant to the product categories, to ensure great customer experience and customer care. KPI Criteria: Part 1: Quality of Work: 1.1 Customer experience: No instances of bad customer experience happening in the calendar month. this include delays, missed deadlines that could have been avoided, error and oversight in product design or product quality, no instance of not replying customers emails or message within the same day, poor communication, or lack of problem solving, judgement which results in poor customer experience. We use a itemised KPI worksheet to track quality of work. Part 2: Sales Growth: Monthly sales before tax and shipping cost should increase by at least 15% after adjusted for CPI compared to same month in the previous year for the group of customers you manage. Your are paid monthly at the end of the month. How much sales and customers do you manage: 1, You can continue to increase you customer base only if the same customer base shows a positive growth hitting sales target, with no customer complaints due to your lack of care, for 3 months in a row. 3, You can also develop new customers and add them to your customer base as you gain experience. What I need now is a CMF specification document that can accompany those drawings and tell a Chinese contract manufacturer exactly how to achieve the required surface finish. This is a separate engagement from the mechanical engineering work already completed. The product: - One-piece machined C260 cartridge brass upper casing - Detachable brass base plate - Launch finish: brushed brass with lacquer - Future finishes (follow-on work, not in scope for this engagement): gunmetal, matte black What I need you to deliver: A single CMF specification document covering the launch finish (brushed brass with lacquer) sufficient for a Chinese precision brass machining and finishing supplier to quote and produce to a consistent standard. Specifically: 1. Surface roughness (Ra value) for the brushed brass finish on the main external faces, with grain direction specified relative to the part geometry 2. Aperture lip finish — a functional release surface carries a polished bullnose; the polished Ra value and process must be specified separately from the brushed body finish 3. Lacquer specification — type (UV, cellulose, two-part), application method, thickness, and any adhesion or flexibility requirements appropriate for a handled desk object 4. Process sequence — the recommended order of operations (brushing, plating if any, lacquering) for a Chinese brass finishing line 5.
