We're looking for a creative strategist who can take ad performance data, turn it into research-backed test hypotheses, and brief our video editor — someone who thinks in hooks, retention curves, and CPA, not just "nice-looking creative."
This starts as a paid trial project. If it goes well, it becomes an ongoing engagement.

Background
I'm looking for an architect to develop a concept design for a private weekend villa in Al Khobar, Saudi Arabia. I have an existing rough design that I did myself — I'm reasonably happy with the ground floor layout (around 60–70%) but the first floor was not fully developed, so the architect has full creative freedom on the upper level. Both the AutoCAD file of the land with rough dimensions and my draft design will be attached for reference.

This is a weekend and holiday home, meaning it will be unoccupied most of the week. This has a significant impact on how the house should be designed — particularly in terms of thermal protection, remote access, security, and mechanical systems.

The Brief
General Parameters
Maximum BUA: 400 m²
Floors: Ground floor + first floor
Style: Contemporary. A reference image for the exterior aesthetic will be attached.
Climate: Al Khobar has an extremely hot and humid climate. This must be a central consideration in every design decision — orientation, glazing, shading, insulation, and materials.
Site & Perimeter
The plot will be enclosed by a concrete perimeter fence of minimum 3–4 meters in height as per local regulations. The architect should factor this into the design — particularly the entrance gate sequence, the relationship between the garage and the main entry, and how the fence interacts with the facade and overall layout.

I would like to see both presented so I can decide.

Shutters & Glazing
Since the villa will be vacant most of the week, I want to maximize glass to enjoy the views when I'm there — but fully protect the interior from heat when I'm away. The solution I have in mind:

Motorized roller shutters on all windows and glass facades — similar in mechanism to a garage shutter — that can be fully drawn down when the house is empty
These shutters must be integrated into the smart home system and controllable remotely
The architect should propose how these shutters are incorporated into the facade design so they look intentional, not like an afterthought
Smart Home & Technology
The house needs to be fully smart-home enabled, including but not limited to:

AC (remote on/off and temperature control per zone)
Motorized shutters (as above)
Lighting control
Security cameras
Remote monitoring
A server/network room should be included in the design to house the smart home hub, NVR, and related equipment — it should be accessible but discreet
Construction Method
The preferred construction method is Light Gauge Steel (LGS). I'd like to work with an architect who has experience with LGS construction, or is at least familiar with its implications on design and detailing.

For the exterior wall build-up, my current thinking is:

10–15 cm rigid insulation
Stucco finish
This is intended to create a high-performance thermal envelope suited to Khobar's extreme heat and humidity. The architect is welcome to validate this spec, suggest refinements, or flag any concerns — but LGS as the structural system is the preferred direction.

MEP & Services Notes
These are open questions I'd like the architect to address as part of their concept — I'm sharing my initial thinking but I'm open to better solutions:

Water Storage

My current thinking is to place the main municipal water tank below the garage slab (underground) so it stays out of direct sun and doesn't overheat. The trade-off is that maintenance access would require entering the garage and removing a car.
The architect should propose whether this is the right approach or suggest a better alternative.
For hot water: I'm open to a centralized hot water system (one unit serving the whole house) or individual units per bathroom — the architect should recommend what makes more sense for a property of this type and usage pattern.
Pump Room / Utility Room

A pump is needed to serve the house from the tank.
The utility room housing the pump must be located away from family living and sleeping areas to avoid noise disturbance.
When we move to the landscape phase (separate mandate), we will likely need to revisit whether a second tank and pump are required for irrigation — the architect should flag this in their concept if relevant.
AC Units

Saudi summers are extreme and the AC load will be significant.
I'd like the architect to propose a specific strategy for locating the AC units. Options to consider:
Rooftop placement (common in Saudi), with a dedicated external ladder for maintenance access — this allows maintenance without entering the house
Ground-level external placement, with a protective enclosure that prevents children from accessing the units/fans
Since this is a weekend home, I need to be able to send a maintenance team even when I'm not present. The chosen solution should make that possible without requiring someone to be inside the house.
Landscape & Pool (Future Phase — Not Part of This Submission)
Landscaping and pool design are not part of this brief. However, if you have experience in landscape and pool design, please mention this in your proposal — I intend to engage for this as a second phase once the villa concept is finalized.

What I Expect in Your Submission
Floor plans for ground floor and first floor (concept level — no engineering drawings needed)
Two alternatives for the top floor treatment as described above
