I spent the first few days auditing the workflow, identifying gaps, and then introduced system level improvements to scale operations efficiently.
I implemented text automation solutions that maximized outreach, built and segmented motivated buyer lists for on-market locked deals, and sourced motivated off-market sellers. I also handled deal marketing end-to-end creating professional flyers, publishing deals on a dedicated web page, and running structured email and SMS campaigns for buyers. Every process I managed followed an organized, trackable, and performance-driven approach.
On the acquisitions side, I secured one property under contract and had multiple additional deals close to agreement, all aligned for direct profitability. Unfortunately, the client chose not to proceed at that stage, despite strong deal potential.
When the focus shifted exclusively to on-market deals, I led dispositions using targeted email and text blasts, coordinated multiple investor walkthroughs, and negotiated offers close to asking price. All qualified interest and near-asking offers were promptly documented and escalated to decision-makers. While several opportunities were well-positioned to close, the final execution was outside my control.

That said, I was genuinely surprised by the sudden end of the contract, especially since it had been discussed as a long-term collaboration.
The project involved multiple rounds of revisions, which we talked through along the way. Throughout the process, she consistently expressed that everything was going well and never mentioned any concerns about the timeline. The first and only clearly discussed deadline was respected, and I delivered the first version of the video accordingly. I also kept her updated throughout, and her feedback was always positive.
Given there were several opportunities to bring up any concerns, I don’t believe ending the contract without a conversation was the right approach. I would’ve appreciated the chance to talk things through. I’m always open to adjusting timelines or workflows when needed.
Still, I’m thankful for the experience and to have been part of the project.

The application is a damage registration and management system with complex workflows, document generation, search, and cloud storage integration.
The staging environment has already been migrated successfully. The next step is the production migration, which must be completed before March. We already have a staging environment, only database, storage, elasticsearch data and integrations need to be moved and connected.

This role works in a legal-related field and will be dealing with material reflecting violence against women and children. This is important to know as this work can be too triggering for some, and quite inspiring to others. It's important to know how you feel about this.
The contract will last 5 days and include (but is not limited to) the following tasks:
- creating pre-set reports, inputting data into report templates
- analyzing documentation (digital, written, audio, video)
- writing short and long summaries of information
- identifying compelling and relevant data from documentation
Perhaps a clearer description might be this:
We are looking for a project manager to come in and help analyze, organize, and present compelling and relevant data for a family court case involving psychological, physical and financial abuse (domestic abuse and IPV).
You must have an incredible attention to detail and the ability to quickly and expertly assess what constitutes DV and what would not (with the guidance and help of your manager). Your English writing skills must be superb and you must have good familiarity with tables within Google Docs.
Ideally you would be able to dedicate 20 hours in the 5 days (semi-flexible timing) and attend 1-2 15-min check in Zoom meetings.

Overview: Vista Research seeks a detail-oriented, professional freelancer for ongoing outcomes research tracking post-treatment patient progress. You will contact former patients of addiction and mental health treatment centers via text, email, and phone to ask them to complete a survey.
The survey asks patients about how they are feeling overall, mental health symptoms, and actions they've taken post-treatment. This role involves no sales—we actually pay patients for their feedback. Performance bonuses are available for high survey completion rates.
This position is a short-term contract for approximately 90 days. If we have anticipated business growth, contract may be extended. You can expect approximately 10-15 hours of work per week.
Requirements: High-rated experience, excellent English, and a passed background check. Must sign a BAA and strictly follow privacy laws. While telemarketing or collections experience is a plus, an empathetic demeanor is essential.

Communication was a major issue throughout the engagement. While the developer frequently acknowledged communication problems—often opening with apologies like “Hi Kevin! Hope you are doing well! First of all, I sincerely apologize for the lack of communication this past week.”—these acknowledgments never led to real improvement. In fact, we received multiple such messages over time with no actual follow-through, leaving us constantly in the dark.
On the technical side, the developer consistently delivered sloppy, unrefined code. He was never able to submit a clean, working push on the first attempt. Despite repeated requests, he failed to clean his branches properly—even after claiming he had done so. This resulted in major inefficiencies for our team. Our lead engineer repeatedly expressed frustration over the excessive handholding required and eventually urged us to remove him from the team altogether.
In the end, we had to terminate the engagement before the project was completed. The codebase he produced did not meet even basic standards and was ultimately unusable for our other developers.
This was a very discouraging hire, and I cannot recommend this developer based on our experience.

Unfortunately, my experience with the client himself was less than ideal. The work environment lacked open communication and constructive feedback. Rather than being guided or supported, I often received criticism in the form of rate reductions or threats of contract termination if my performance didn’t meet his unspoken expectations. There was little room for growth, learning, or even mutual respect.
